Monument, Colorado Offers Views, New Housing

Realtors serving Monument, Colorado say the scenery, new homes and friendliness of the town make it an ideal place to relocate.

"A growing city 12 miles north of Colorado Springs and 45 minutes south of Denver," says Realtor Kenn Braemer, "Monument has mostly custom build homes on 1/2-acre lots to 2.5 acre lots, with some tract homes being developed in the area. Some areas are in the trees and others rolling grasslands with views of the front range. Shopping is mixed with friendly little shops in old town Monument to the larger retailers in the newly developed areas. This area has a good supply of homes on the market in the $250,000 to $400,000 and up range. It is a high demand area with many interested buyers. With the summer coming to an end and the rise in interest rates this neutral market could change to a buyer's market by the end of fall."

"Surrounded by beautiful landscape at the base of Pikes Peak," says Realtor Jason Daniels, "Monument has low unemployment rates and plenty of outdoor activities right in town."

Daniels explains, "Monument is a forested community north of Colorado Springs. There is a ton of activity and interest in the local real estate market. Part of it has to do with a typical level of greater enthusiasm in the spring and summer. Also, I think we're seeing "fence-jumping" from people wanting to purchase before interest rates move higher. Buyers should always carefully evaluate their purchase decision and financials prior to jumping. Such a big decision should not be based solely on the current rate environment. We're still seeing a multitude of competitive bid situations and the percentage difference between the list and sale prices seems to be narrowing. As always, homes that are unique, in a prime location and are priced well are moving quite rapidly. With most buyers, they need to sell a property first, so our listing activity has also increased dramatically. With regard to financing, we have seen a significant increase in the use of buyer assistance programs, such as Neighborhood Gold or Nehemiah. These programs offer grants to the buyer from the seller to assist with the down payment and closing costs. The grant is delivered via the nonprofit organization."
