Lake Tahoe Has More Properties; Great Time To Buy, Say Realtors

Lake Tahoe has a few more properties for sale than in the past, but local Realtors feel they will be snapped up by people who have been waiting for the right time to buy in this popular resort area.

"Lake Tahoe is a region of unsurpassed natural beauty and unlimited access to year round recreation," reasons Realtor Karen Bremer. "In winter, there's world-class skiing at Squaw Valley USA, Alpine Meadows, Northstar-at-Tahoe, plus numerous smaller resorts and plenty of X-country and snowshoe terrain. In summer, boating, golfing, mountain biking, river rafting, swimming in a climate that's sublime. A great place to visit, an even better place to own real estate!"

Bremer advises, "If you've been waiting to purchase, it's time to take a look at Tahoe. More inventory is coming on the market, so there are properties to see. In the North and West Shore areas, there are 151 listed single family homes, and 38 condos. More one third of the homes are listed above $1,000,000, but there are some great properties in the $600,000 to $1,000,000 price range. The median price of condos is $274,000, but the first half of this year has seen some record condominium sales prices in the Tahoe City area, approaching and exceeding $2,000,000."

Says Realtor Trish Hays, "Tahoe City is a beautiful year-round resort. Activities include skiing, boating, hiking, biking. This is a wonderful climate with sun in the summer, beautiful foliage in the fall, crisp snow in the winter, and glorious springs complete with wildflowers! The city is small enough to be quaint but yet offer all the amenities. Only one traffic light! The North Shore extends from Kings Beach to Tahoe City."

"The North Shore is the best part of Lake Tahoe," says Realtor Tim Hauserman. "Close to great recreation amenities such as hiking, mountain biking, kayaking, downhill and cross-country skiing. A nice quiet small town feel (at least in the off-season). North Lake Tahoe incorporates the area between Tahoe City and Kings Beach, while the West shore goes from Tahoe City to Emerald Bay. Both areas have a strong market over the past six months, especially in the lower price ranges (under $550,000 or so). Activity has been strong, and we are seeing price increases, and a shortage of homes."
