Warwick, Rhode Island, Known For Oceanfront, Shopping, Quality Of Life, Say Realtors

As Rhode Island's second largest city, Warwick, has a population of over 85,000, making it able to retain its village aura, yet offer amazing amenities, say local Realtors.

"Warwick has over 39 miles of coastline on Narraganset Bay," says Realtor Richard Costa. "It is comprised of more than 30 villages and has the close-knit feeling of a much smaller community. With over 39 miles of coastline, exceptional recreational facilities and quality schools, Warwick remains a wonderful place to live, work and raise a family. With interest rates still low and a growing inventory of homes on the market it's a great time to buy."

Explains Realtor Janice M. Hay, "Warwick is the home of TF Greene airport, beautiful Goddard Park located on the bay, Potowomut Golf Club, and Warwick Country Club, which is delightfully set on the water. It is known for its shopping district, which includes two major shopping malls and Route 2, which is loaded with strip malls. Warwick also has its own ice skating rink, city park, indoor swimming pool, movie theaters and more.

She adds, "What a great place to live! The 1st quarter has shown that Warwick has remained strong with a total of 243 single family homes sold. The average sale price is $243,900. The average days on the market is 63. Twelve multi-family homes sold on the average in 87 days with an average sale price of $272,500. Forty-one Condos were sold with the average sale price of $207,000 in an average of 47 days.

"As a suburban community of approximately 87,000 people with great waterfront and at a transportation hub," says Realtor Ron Phipps, "single-family houses are very strong with broad inventory ranging in price from $55,000 to $2,300,000. The condominium market is also very strong. Warwick has enjoyed tremendous appreciation over the past several years, but it is still among the best values in the Ocean State at all price ranges, and in both single-family and condominium markets. The average price is lower than the state average of $262,000. Salt waterfront is among the best values in the state."
