"Beautiful sunsets, boating, water-skiing, sailing, many parks, and plenty of outdoor activities are here for everyone," say Realtors Lisa Kosis and Ken Bloch. "Lake Norman is much more than just a lake with 520 miles of shoreline. It's 34 miles long, and it's also very much its own community. This inland sea is surrounded by four counties and directly impacts many local towns and cities in North Carolina, including Charlotte, Huntersville, Cornelius, Davidson, Mt. Mourne, Mooresville, Troutman, Statesville, Sherrill's Ford, Denver, and Lincolnton, plus many small villages. A 30-mile radius composes the Lake Norman community. It is located just 18 miles northwest of the city of Charlotte. With over 75,000 people making up the Lake Norman community, it leads to a diverse and exciting community. They all have one thing in common, they consider themselves part of Lake Norman!"

Says Realtor Jeff Magee, "The area is known for its multimillion-dollar homes, but it also has a wide variety of other moderately priced neighborhoods. Living at Lake Norman is like taking a vacation everyday. There is something for everyone to enjoy."

About the market, Magee explains, "In June, there were 382 sales with an average sales price of $297,500. In the previous month, there were 315 sales with an average sales price of $309,304. The numbers are usually skewed and seldom exact to the local market conditions. The reported averages are just that -- averages. Let me explain. If you rely on information, which is compiled by the facts, within those facts are below and above average results. Although the average has set a trend and is reported that way, it may not be the average for the person you are working with. Therefore, this is why not all results are the same from agent to agent!"

"The Lake Norman area actually consists of several small towns and communities surrounding the lake and Lake Norman State Park. It is now one of the most rapidly growing and popular areas in North Carolina," says Realtor Daniel Calkins. "159 homes sold in Lake Norman in June with sales prices fetching 97.09 percent of asking price. The average sales price was $412,278 and stayed on the market for 114 days. We will continue to see growth as more people relocate to the Lake Norman area to escape the congestion closer to Charlotte. The market has certainly picked up."
