While many of the statistics point to a buyers market at this time -- with slowed sales, longer market time, and increased available inventory -- local experts are still reporting Fairfax as a neutral market.

Average sales prices dropped 20.86 percent since last year, with homes on the market ranging in price from $229,000 all the way up to over $1 million.

Reports one expert, "Most real estate market areas within Northern Virginia have slowed and homes are taking slightly longer to sell. The average days on market in Feb 2006 was 67 with 14 homes sold."

Another expert notes, "Buyers, now is the time to invest. Interest rates are still good and with prices having come down so much it's a good time to purchase!"
