Market Conditions: Goose Creek, South Carolina

Goose Creek, South Carolina, one of Charleston's "bargain buy areas" is seeing an average sales price near $174,000. Homes are selling -- on average -- in under 2 months time.

Local expert Chuck O'Morrow reports that "there are several new communities in Goose Creek and others will surely follow. The average home price in the area is nearly a hundred thousand less than Charleston proper and $200,000 less than those selling in the Mt Pleasant area."

He predicts this area is soon to be in a steep growth pattern.

And expert Michele Reneau reports that the Charleston area has held strong compared to other falling national markets. While appreciation has slowed on average, Goose Creek is still in the positive.

At the current rate of appreciation, she recommends buyers carefully considering their purchase in order to not overpay and making sure they will be able to hold onto the property for a minimum of 3 to 5 years to break even.
