Market expert Judy Copple says the residential real estate market in Williamson County began to cool in July of last year due in part to the sub-prime mortgage lending problems.
Now, she says, her market is more comparable to the one experienced in 2005, which was very good for the Central Texas area.
Home prices have held fairly steady and there is a good supply of homes, making for a more balanced market than what was seen in 2006 and 2007.
So what does the future hold for this market?
Copple sees the residential market holding steady for the next several months, then beginning to grow stronger toward the last quarter of the year.
And with near record low mortgage rates, high inventory and a strong Central Texas economy, she predicts a gradual upswing through the remainder of this year.
Of course this area has a wonderful business climate, making Williamson County one of the fastest growing counties in the country, and Georgetown was recently named the number 2 place to live in the US by CNNMoney.com and Fortune Small Business.
