Market Conditions: Surfside, Florida

Marion Kaarina Ott says that for the beautiful seaside town of Surfside, location has become the most important factor of this buyers market.

Properties in prime locations will hold their value, she says, and though prices are down around 25 percent, property sales have picked up.

Ott says that the majority of current buyers are international clientele taking advantage of the low dollar and the down market.

For now there is a large selection of homes available, she says, but the best priced locations are being sold.

So how does she predict this market will pan out?

Ott says that, though prices are down, she doesn't expect them to fall much further.

These locations hold their value, she says, and buyers waiting for the market hit bottom may not be correctly evaluating all the conditions for a particular home, hence there is a need for professional consultation.

But for now, buyers have the advantage of a wide range of homes to choose from, Ott says.
