Market expert Joan Shaffer reports that for some parts of Golden and Littleton, Colorado, there is some good news as reported by the Rocky Mountain News.
According to MLS statistics, which compare sales prices at the end of the first quarter 2008 to the end of first quarter 2007, home prices in Golden's zip code 80403 increased 26.3 percent in that twelve month period.
Littleton zip 80123 increased 9.0 percent and Littleton zip 80121 increased 26.3 percent, which is the highest in the Denver metro area.
Arvada zip 80007 also increased 8.9 percent.
These contrast with other zip codes in Denver and Aurora that decreased from 17 percent to 34 percent.
Shaffer says this indicates how real estate values totally depend on where a property is located, and it also shows which areas have the greatest number of foreclosed properties.
The law of supply and demand creates opportunity for buyers where values have gone down -- these are areas for buyers looking for a "good deal."
Buyers who want to live in the above Golden, Lakewood or Arvada zip codes with improving values would be wise to stop waiting and get going while interest rates are still low, says Shaffer.
Prices appear to have "bottomed out" and are on their way up in these areas.
