Market expert Vickie Healey says the heart of Carolina is, according to some, recession proof, but is nonetheless experiencing a buyers' market.
She says many sellers are working hard to make sure their property is in great condition to compete with the wealth of homes on the market.
And this gives buyers more choices than they normally have in the springtime.
In spite of that, Healey says the most desirable properties go under contract quickly when they are priced right.
And, she says, homes that are in great condition and priced to sell are receiving multiple offers.
So what does the future hold for this market?
Healey thinks conditions here will continue to be about the same until other markets improve.
Many buyers are renting in Chapel Hill, Durham, and Raleigh, waiting for their home in another state to sell -- so they can buy here.
There is no shortage of people who want to buy, Healey says, only a shortage of people who can buy without selling a primary residence in another state.
