  3. Individual postings reflect the views and opinions of site contributors and are not necessarily the views and opinions Realty Times.

As a condition of using My Realty Times, users shall not hold Realty Times nor the party posting responsible for any claims or damages which result from inaccuracies, errors, omissions, or delays. Realty Times has NOT verified information placed on the system and offers no warranties whatsoever.

  5. My Realty Times content is provided by individual real estate professionals nationwide. Realty Times does NOT pre-screen content nor do we assume any responsibility or liability for material posted by others. Realty Times has the right to remove material which, in our judgment, does not meet the standards we seek for this service. However because postings may be made 24 hours a day, seven days a week, we cannot be responsible for the instant or immediate removal of any content.   6. Pursuant to the federal Fair Housing Act, no offer to sell, rent, buy, or exchange property shall contain any preference, limitation, or discrimination based on race, color, religion, sex, national origin, handicap, or familial status, or an intention to make such preference, limitation or discrimination. Realty Times will not knowingly accept any posting which indicates any such preference, limitation or discrimination. Users should be aware that state and local regulations may forbid discrimination based on factors in addition to those protected under federal law.

  7. Void where prohibited. Information on this system is not intended as an offer to buy, sell rent, or exchange real estate where such an offer is prohibited.

  8. In all cases, subscribers warrant that the material they post online is entirely original and accurate; that it is not plagiarized, libelous, or defamatory; and that the material does not violate the copyright or trademark interests of others.

  9. No message on this system represents an automatic or blanket offer of agency or subagency.

  10. Messages posted on the system and e-mail in response to postings do NOT contain all material terms necessary to consummate a transaction and are not intended to be enforceable. Users in need of professional real estate services are advised to contact a licensed real estate broker in the jurisdiction where the property is located. If legal advice or other expert assistance is required, the services of a competent professional person should be sought.

Postings related to the following matters will be removed: No-money-down books, tapes and seminar seats; third-party bi-weekly mortgage programs; services by non-licensees; fee-based FHA refund assistance plans; motivational programs; trades for jewelry, cars, etc for real estate; real estate advertising outlets; referral networks, investment clubs; partnership interests, check collection services; bulletin boards and online systems; newsletters; newspapers; real estate magazines; legal, accounting, or home inspection services; franchise opportunities; information regarding how to buy a home with credit cards; and referral fees to non-licensees. For purposes of this system, a "rental" shall mean real property which is available for rent in intervals of not less than one week.

  13. My Realty Times is an enhancement to the basic services to which users subscribe. Realty Times reserves the right remove individual messages and to terminate user participation should Realty Times believe that individual messages or continued participation degrade the system.

  14. Upon posting, all materials published on RealtyTimes.com shall be the copyrighted property of Realty Times. This is necessary so that the material can be distributed, stored in databases, used in various media, and for other purposes.

  15. Postings placed on this system, in whole or in part, may not be distributed or re-distributed for commercial purposes, posted elsewhere, sold, or re-sold without the express written permission of Realty Times. Express written permission is hereby given for posters to use their own material on their web sites, in marketing materials, and for such other purposes as they deem fit.

  16. Realty Times, Market Conditions Report, and My Realty Times, as well as their respective logos, are each trademarks owned by Realty Times. All other trademarks, service marks, and registrations used on the Realty Times sites are the property of their respective owners.

  17. Any dispute between Realty Times and a Terms of Service user shall be governed by the laws of Texas and any claim or cause of action shall be adjudicated in Dallas, TX.
