Long Island NY Single Family Home Style Descriptions

  • The North Shore Of Long Island is comprised of many different architectural single-family home styles. Most important to buying a Long Island home is to understand what your needs are, the differences between the types of homes you will find on The North Shore, and the process to becoming a homeowner.

    Ranch ~ On The North Shore of Long Island the main characteristic in a Ranch is that all living space is on one level. There are also Expanded Ranch homes where a room may have been added, and Farm Ranch where the master bedroom is usually on the main level and additional bedrooms and bath on the upper level.

    Colonial ~ This style of house has two levels and most of the time an attic. Most have a center hall entry with a staircase to the right or left, or straight ahead. The main living areas such as kitchen, dining room, living room and den are usually on this level and also a half bath. The second floor may have two, three or more bedrooms and another 2 baths or more. These may or may not have a basement. A popular style on the North Shore.

    Hi-Ranch ~ Typically, this house has an entry of five or so steps leading up into a foyer, with steps going up and down from there. Those going up usually lead to a living room, an "L" shaped dining room, eat-in-kitchen, three or more bedrooms, and one or more bathrooms. The steps down lead to a den, an additional bedroom and bath, utility room, a garage and access to the backyard. In other parts of the country, it is sometimes known as a tri-level.

    Split Level ~ Usually, there are three or more levels, with four steps or more up or down to each level. The split can be side-to-side or front to back, but usually each level sits over another living area. The entrance level usually has a living room, dining room and eat-in-kitchen. The lower level is usually a den and a 1/2 bath, and even lower is the basement. Up from the main entry level are usually 3 or more bedrooms and additional baths.

    Capes ~ This style home was affordable and popular in the 1950's. They were considered inexpensive starter homes. They have pitched "A" line ceilings in the upper level bedrooms and sometimes have 1 or 2 bedrooms on the main level.

    Contemporary ~ Characterized by their unique, spacious designs that often feature "great rooms", cathedral ceilings, skylight and openness. They were very popular on Long Island's North Shore in the 1980's.

    Splanch ~ It's not a Ranch and it's not a Split Level. The Splanch is a 3 level house with the Living Room separated in-between the main entry with Eat-In-Kitchen, Dining Room, Den and half bath. The bedrooms are on the third level. These usually have small basements where the laundry area is located. The Splanch was a favorite in the 1960's on the South and North Shores of Long Island. Splanches can be found elsewhere, but are not common, and most people from out of state have never heard of a Splanch.

    Post Modern ~ Presently a popular design for a house style on The North Shore Of Long Island. They can be a Ranch or a Colonial with many shapes and sizes and are mostly found in newer homes on the market today. They usually combine new ideas with traditional forms.

    There are also Victorian, Cottage, Dutch Colonial, Traditional, Tudor, Antique/Historic, and Estates on Long Island's North Shore.
