4 Stats of El Cajon: Neighborhood Overview

Regardless of the market you’re in, finding the right property is always a challenge. Whether for yourself or investment, the wrong home can make or break anyone.

 

Here are some factors when considering investment opportunities in the El Cajon area.

 

Villa Montevina -This quiet condo community presents great opportunities for real estate investment. Located near Cuyamaca College, this neighborhood is ideal for students studying nearby. In addition to that fact, this residential area is also located near great shopping centers, and nearby restaurants.

 

Featuring racquetball and tennis courts, active residents will be able to get great cardio. It doesn’t end there though, as this facility also features a gym and pool.

 

With the average for the rest of El Cajon running around $450k, these condos are more than affordable, coming in at less than $300k. Improving this opportunity is the fact that the value of these units has improved over the last two years by around 9%, which provides great security if considering this as an investment. Anyone considering El Cajon should be sure to check out this property.

 

Local Schools - There are over 40 schools to choose from in the El Cajon area. For the most part, they rate pretty well. For grade school, you’ll want to consider Fuerte Elementary School, a local public school that provides for Kindergarten through 5th grade. If Fuerte doesn’t work out for you, be sure to check out Vista Grande Elementary School, or Literacy First Charter School, both public and providing Kindergarten through 5th grades.

For Middle School the top schools are Hillsdale Middle School, Literacy First Charter School, or Pepper Drive Elementary School. All three of these options provide schooling through 8th Grade, and rate pretty high as far as educational standards are concerned.

 

High School provides a few quality options as well, with both Granite Hills and Valhalla High Schools providing higher than average education. Many parents choose to transfer their students to Grossmont Middle College High School after the 10th grade, as this provides students with skills needed to get through college.

 

Crime Rate - Relative to other San Diego suburbs, El Cajon crime rates are low. With around 1,800 reports of burglary or theft last year, it will be a good idea to install alarm systems, and keep an eye on valuables.

 

Counts of assault are mild, with around 370 reported for last year. Supporting the need for adequate security around your home, there were just under 300 reports of vandalism throughout the city.

 

Your Neighbors - Everyone knows the first three rules of real estate: location, location, location.

 

Part of what makes or breaks a neighborhood is the people. The demographics for El Cajon provide a family oriented neighborhood, with the average age around 34, many view this area as a place to start a family.

Only about 27% of the population is single, so if finding a partner is what you’re after… this might not be the place for you.

 

62% of residents own their homes, which makes sense considering the many opportunities available in the area.

 

Perhaps the most disappointing statistic of the area is how many are college educated. Coming at 28%, this surely could improve.

 

Overall, El Cajon provides an ideal Southern California location. Close enough to provide about an hours commute to San Diego, but also removed enough to keep you out of the higher crime rates. This community is showing growth overall, demonstrating about 9% improvement over last year. For anyone considering San Diego, this mild suburb provides a great option.
