Living in Vero Beach

Vero Beach is home to many of the top 55+ communities in Florida.

The mature crowd loves its spectacular beaches and warm weather. Gated communities like Woodfield Vero Beach and Waterway Village offer resort-style lifestyles of peace and serenity, the perfect triad the mature crowd is looking for.

But no matter how ideal a place is, there are times when you have to move away. It could be for personal reasons, it could be for business reasons, whatever your reasons are, you will need to put your Vero Beach home up for sale.

Selling a home in a planned development

Since most homes in active 55+  communities of Vero Beach are well-maintained, what kind of preparation should you be doing to sell it?

Here are some tips on how to get started on the selling process.

1. Price your home realistically. With the help of your real estate agent or REALTOR®, set a realistic price for your home. Pricing your home is challenging, but there is no magic formula for it. Using the CMA and other tools, you and your real estate agent can agree on a price that is fair for you and the buyer.

2. Give your home a minor makeover. Vero Beach homes for sale are already nice and in good condition, especially those in gated communities. A few things need improvement, but in most cases, there is no need for a major renovation. If you want to sell your home fast, do minor improvements, not a renovation. Renovating can add cost to your home, and may make it more difficult for your home to sell.

What are some things you can improve?

a. Kitchen. The kitchen is one of the most important parts of the home. Although not all buyers can cook, most would like to have a presentable and clean kitchen. So clean your kitchen and make it look properly maintained. Replace old or worn out handles. Replace the faucet if it is tarnished. Give the cabinets a fresh coat of paint. Clear the counters and drawers of any knick-knacks. Update your light fixtures to give your kitchen a brighter look.

b.  Bathroom. Next to the kitchen, bathrooms are the second best rooms to improve. If your bathroom is already updated, a deep clean would be all it needs. It will remove any lingering smell and make it open house ready.

c. Add storage. Check your storage areas like cabinets and closets to see if there are things that need to be cleared out. Throw out any broken and unused items. Doing this can clear the area and make it look more spacious. You need to add more storage for organization, don't forget to paint it.

d. Light. You want to show your home in the best light, and you cannot do that with dim lights. Replace your light fixtures if you have low light. Get some contemporary ones that will go well with your decor and furniture.

e. Curb appeal. You've heard this before. You did it in your first home when you were preparing it for sale. Obvious as it may be, a well-kept lawn with trimmed pathway and some flower boxes under the windows can create a good and lasting impression.

3. Work with an experienced professional. Working with an experienced and competent agent or REALTOR® can make all the difference in your home selling journey. You'll be assisted, guided and given all the resources to sell your home when you get the help of a professional.
