The desirable feature of a home can change depending on the weather that a certain area gets. A outdoor pool might not be something a buyer wants if the weather is too cold to swim for a majority of the year. A more desirable feature in these types of areas could be a basement which there are almost none in states like Florida. Bonus Rooms and Man Caves

This is not warm climate specific but the need for a man cave or a bonus room is becoming more and more important. Many people have hobbies that they would like to do in a specific room whether it is building model ships or crafts for a child’s class. These bonus rooms are also being used for home offices as more and more people are working remotely. Man caves have started to take off as many of the people on house hunting shows specify they need a man cave. This can even be a basement as it is perfect for someone who wants to watch a movie or sporting event on a high volume.

Warmer climate buyers are going to have a specific list of things they want in comparison to a cold climate buyer. Give the buyers what they want and they will give you the price you want!
