How to Find the Best Long Island NY Short Sale Agent?

It is very important to work with the right agent.


Do you need to sell your property but you owe more on your mortgage than the current estimated market value of your home? If that is the case, a short sale may be the best option.


Once you have decided to sell your home through a short sale, one of the crucial decisions you have to make is to choose your Long Island NY short sale agent.


A short sale is a time-consuming transaction and can take months to close. It requires negotiations between multiple people.


You need an expert who will stay on top of the game throughout the process.


You can start by asking family or friends for referrals. If you know someone who has sold their home through a short sale, ask them to give you an honest reference about the agent they have worked with.  If they were satisfied with the work, then you can go ahead and approach the agent.


You can also try searching online since many agents have websites and publish blogs. Their online site can give you insight on their approach, success rate, and even their personality. However, don’t hire an agent just because of a flashy website.


So how do you figure out which agent is right for you?


Identify some Long Island NY real estate agents who list short sales. Not all real estate agents handle short sales. ­­Today, there are many who claim to be short sale specialists. Some of them have only closed a few short sale deals. Others have taken short sale courses. However, a short sale class does not make an agent a short sale agent. While a certification is good, nothing counts more than experience.


You want someone who has short sale experience and a good track record of closing deals. At all cost, avoid one that would be handling this type of real estate transaction for the first time. At a minimum, you'd like an agent who has at least 3 years of experience but preferably more.


Here are some things to ask when you interview potential agents:

  • How many short sale approvals have they negotiated? What is their success rate? Ask the agents to discuss the number of transactions they have handled personally.

  • Do they have some sort of documentation that you can check, to verify their short sales claims?

  • Do they have references that you can contact, of homeowners who they have worked with, or client testimonials? If possible ask for specific names of clients so you can do background checks.

  • Are they connected to a team of other short sale professionals?

Lastly, find someone who you feel comfortable working with. A short sale transaction is very complicated and requires a lot of skill and expertise to make it successful. Sometimes the negotiations can become stressful. Work with a short sale agent who you feel you can trust.
