An Early Marketing Concept . . . Advertise 10 Homes on One Building Site!

If you have a reputable home builder interested in constructing presale homes you only need one building site to get started. A smart approach is to obtain a variety of designs from your home builder with front renderings and floor plans that can be built on the specific site. You should be able to get pricing from your builder so you can advertise, on your website or in a printed publication, the various homes with a set price.

Here are some common sense advantages and things to remember when you market homes before they are ever started:

1. When you have a variety of renderings and floor plans you can advertise different designs that are priced out by your home builder. This gives you the opportunity to present home buyer prospects with a

            choice of home designs and floor plans which should increase your odds of having a house that fits their individual needs.

               

2. Another advantage of this early marketing concept is that many home designs have various versions when it comes to style of the home. Most designs are created with a two car garage however some will

            have an optional three car garage version.

3. If your building site is relatively large in its dimensions it is a real advantage because the property will work with a variety of designs, even those that are fairly wide. Common sense will tell you that a site that

            is not very wide will require narrow-lot designs.

4. Ideally you will have ten different designs to advertise however it is not likely that you will find a homebuilder with this many designs that he will price out for marketing. Your marketing program will work

            fine with less than ten but the more designs you have to offer prospects the better it is.

5. Just a reminder that before you advertise you will need to be well organized with useful marketing information pages. For example, a bio page on your homebuilder, an 8 1/2x11” page showing the

            front elevation and floor plan of each design, a property sketch of the building site, a features list that shows all of the exterior and interior details that are standard in the home, a suppliers list (if

            available), etc. It is important that you have the information ready-to-go for the prospects.

6. As mentioned before in a previous Realty Times article, you do not want to tell the prospects the house is not started yet as this is usually is viewed as a negative. There is still time to “choose your colors

            and upgrades” is a more positive way to present a presale home to buyer prospects.
