Home on the Market Too Long? 4 Strategies to Help You Sell Your House

Written by Posted On Thursday, 19 October 2017 15:13

Selling a home can be a very stressful experience. This is particularly true for people that have had their home listed for a while and have not been successful in selling. Fortunately, there are four strategies and tips that could be followed that could help you to sell your home quickly even if it has been sitting on the market for a while.

Reduce Price

One of the most effective ways to improve your chances of making a sale is to reduce the asking price. Even if you are willing to negotiate on price, a home that is listed too high will be a big turnoff for a lot of potential buyers. By dropping it by a few percent, it could attract more buyers that can suddenly afford the asking price. In many cases, you may then have to negotiate less, which could result in a similar net sales price.

Make Improvements

If your home has been listed for sale for a long period of time, you likely have received some consistent feedback about what people like and don’t like about your home. If you have consistently received feedback that some various improvements would be appreciated, it would be a good idea to complete these projects if they are reasonable in cost. These improvements could not only lead to a quicker sale but may also result in a higher sales price.

Remove and Relist Later

If you are struggling to sell your home, another tip would be to remove it from the market and relist it later. In most real estate markets, the hottest time of the year is in during the spring and summer. As soon as fall and winter hits, sales volume begins to fall off dramatically. If it is now a slow season, it may be beneficial to remove it from the market and try to sell it again in the spring when you could have a fresh crop of buyers.

Hire a New Agent

The fourth thing that you should do if your home is not selling is consider hiring a new real estate agent. If your agent has not been successful in getting offers, it may be time to bring in a new agent that could have some fresh ideas for marketing and selling your property. This could help to get the market energized again, which could lead to a sale.

When you are struggling to sell your home, it is important to continue to remain calm and collected. While the process is stressful, you should avoid overreacting and setting the price way too low or taking a bad offer. This could result in you walking away with way less money than you would receive otherwise.
