When it comes to selling your home, it’s a competitive marketplace, and you need to make sure your property stands out to ensure you get the best possible price. Many homes languish on the market for months, or even years, with their owners none the wiser as to what has gone wrong. But there is a way you can ensure your home has the edge – just follow these easy steps and you could sell your home in no time at all!

Update your kitchen and bathroom

These are the two most important rooms in any home and are the first rooms viewers will notice – if they’re dated, dirty or just dull then your home might be stuck on the market longer than you expected. Whilst you don’t need to spend a fortune updating them, it makes sense to modernise them with quality work tops, splash backs or with quality birch wood floors as if they are old fashioned. Stripping out the whole kitchen and re-fitting it with a modern kitchen one might seem drastic, but a few thousand dollars spent now could mean the difference between selling your home now and living there for another year!

Mix up your space

This could be as simple as knocking a wall down to open up for market your property as a four bed instead of a three bed. Or you could go one step further and add a conservatory or extension – a conservatory is a great way to extend your home by providing a light, airy space that is perfect for the summer months. It is also worth looking into attic conversions to create an extra living space, and even the basement can be a source of tied up cash. With planning permission rules seemingly getting stricter, building down can be a very effective way of avoiding finger-wagging from the local council, yet increasing the value of your property.

Get cooking

It’s probably not a good idea to start cooking garlic-heavy pasta dishes before viewers come, but research has shown that by baking fresh cookies, gingerbread or even a loaf of bread in your home before a viewing you can entice people into your home – it will smell wonderful and feel homely. It is an old tactic that has been employed for years by supermarkets, who re-direct the smell of baking bread on to the pavement to pull in passers-by. Of course, if you’re a terrible cook and are likely to burn things, then you’re probably best to skip over this step and move on to number 4!

Spick and span

Your home needs to be immaculate before a viewing – if necessary, hire a cleaner for a thorough spring clean before viewings commence. Nothing turns a viewer off faster than a filthy stove or a dirty bathroom – it just looks as if you don’t care about your home.
