LOOKING TO ENHANCE THE APPEARANCE OF AN OUTDATED KITCHEN OR BATHROOM FOR LESS COST?

Let's start on the following assumptions one of which may be applicable to YOU! 

1; You are a REALTOR and coiunselling the home seller that in order to achieve the highest possible price that they MUST enhance the appearance of the kitchen and/or bathrooms which have an outdated look with regard to color and lack a contemporary style of cabinets, doors, hardweare, and fixtures. Or worse, stained and chipped prcelain sinks and baths... scratched or heat-damaged countertops, tile grout shows wear and neglect. Your client cannot afford a "rip-out and remodel" that could cost anywhere from $12,000 - $45,000+  What now? Well, keep reading.

2: You are a "Fix 'n Flip" Investor or already own a portfolio of rental homes. If the former, then you will undoubtedly need to quickly enhance the appearance of kitchen and bathrooms at the lowest practical cost. Owning rental homes means an inevitable need to maintain "fresh appeal" in order to attract NEW tenants following a move-out. Most of the issues noted in the above paragraph may well apply to you. Keep reading!

3: You have recently purchased an older home at a reduced price for the area because the Seller simply was not in a financial position to make the necessary improvements. However, YOUR BUDGET does not enable you to handle the cost of a traditional "rip-out and remodel? What now? Well, keep reading!

4: You plan to continue live in your home in which you have raised your family over the past 18-20+ years for many more years yet to come. More than likely you and your wife are wanting to update and remodel your kitchen and bathrooms but have been "shocked" at the prices you have received from various Contractors. Prices that would probably require you to refinance an existing mortgage or take-out a home equity line of credit or an expensive non-bank home improvement loan. What now? Well, keep reading!

5: Perhaps you own/operate a hotel, motel, student housing, or an Assisted Living facility with a need to address the same situations that have been identified above. It's all about cost containment versus revenue. So, keep reading!

The common denominator with regard to all of the above is an over-riding need to work within the BUDGET you have established. It is probable that your budget is far short of the estimates you have been receiving from Contractors who are quoting you on a "rip-out and replace with NEW" basis.

The GOOD news is that there is another COST-SAVING approach that can achieve a very similar finished appearance at a cost that would be THOUSANDS OF $$$S LESS THAN A "TRADITIONAL"  REMODEL/REHAB PROJECT.  

That said, when it comes to the rennovation of the existing cabinets (the cabinets do not have to be removed!) I need to point out that in MOST cases involving singlewide/double mobile homes there is little than can be done with deteriorating cabinet framework which is mostly cheap and flimsy particle board. Other than that, most other enhancements and surface repairs can be achieved and THE RESULTS WILL BE DURABLE AND THE APPEARANCE WILL BE OUTSTANDING!

Over the past 30-years there have emerged highly specialized and well-proven technologies provided to Trained & Certified, Licensed and Insured Contractors thst can restore the appearance of those oudated /out-worn kitchens and bathrooms to meet the standards of "today's look" at a very affordable price. Folks with sizeable pocket-books can well afford to invest anywhere from $18,000 - $50,000 or more on a "rip-out and replace" remodel project. But, where does leave those who have a budget range of between $2,000 and $15,000?  In "nowhere land" and until now probably at the mercy of an unlicensed contractor who's valiant attemots at a "make-over" will likely result in a disappointed ciustomer assuming he or she even shows up or who can complete the project in a timely and satisfactory manner.
