THE BEST TIME TO SELL YOUR HOME IN TAMPA

IS THERE A PARTICULAR SEASON THAT IS BETTER THAN OTHERS?

The general theory is that people are buying more frequently in spring and summer time. This makes sense considering school is out, and relocating becomes much more tangible. Not to mention, the weather is much more pleasant to go house shopping. The statisticsshow that more people are buying when it’s warm outside, so you will more than likely have a larger pool of buyers in the warmer months. The best time to list is somewhere between May and September.

Most people want to be setlled into their new home by the time the holidays come around, so listing earlier in the year works out better. However, snowbirds come down in the fall and are also looking to purchase a home. You may be able to sell for a higher price later in the year because of the influx of new buyers.

ARE YOU READY TO SELL?

The first thing you need to ask yourself is if you are financially ready to sell your home. If you plan on listing your home, there are costs associated with making repairs, cleaning up, and landscaping. Do you have a certain date you need to move by? Are you able to get approved for another mortgage if your home doesn’t sell? If you are not sure, these things can add pressure and stress. This unwanted pressure and stress sometimes makes you sell for less than you were planning on.

Another question is are you and your family emotionally ready to move? If the move is not necessary, make sure it is the best time to do so. Are your kids out of school? Are you certain you want to leave your friends, community, and job? Make sure you have answers to these questions before you make the commitment to move.

WHAT THE STATS SAY:

Nationwide, homes listed between May 1 and May 15 sold around nine days faster and for nearly 1% more than the average listing, according to Zillow. This also depends on your local market. The percentage may be higher or lower.

The best day of the week to list is Saturday morning. This insures that your listing will be towards the top when prospective buyers begin to look at listings. Listing on a Friday is statistically the second best option.

In some parts of the country, homes are selling 1-3% higher in the month of May. Do your homework and research annual housing trends for the local Tampa market. If you have questions, click here for some great information about the local Tampa, Florida market.

BEING DIFFERENT CAN BE A GOOD THING

While winter and spring are the preferred months to sell your home, there is something to be said about not doing what everyone else is doing. Selling in the offseason can have its advantages as well. The pool of prospective buyers may be smaller, but the available homes for sale will be lower as well. This could be a great opportunity for your home to stand out among the competition. This means a bigger reward for you!
