Below is the Wayne County MI real estate market report for the 4th quarter 2017.  I wanted to share this with you to help you in your real estate move if you are in the market right now.  This report will show you whether it is a buyers or sellers market.   I am going to go over with you if you are a seller.  If you are selling a home in Wayne County and this report is showing that is is a seller's market that is a good thing for you.  What that means is the demand is high, you may be able to push your list price higher than normal.  If your home is updated and move in ready then you are going to be able to list your home at the top of the price range.  You may be able to get more money for your home than any home has sold for in the neighborhood.  If your city, and your price range is a buyers market you want to price your home competitively so your home sells.  If you over price your home in a buyers market you are going to be sitting on your home for a long time.  You will be lowering your price to get your home sold.

Now if you are a buyer in a seller's real estate market you have to go for the gusto.  You may be finding that homes are selling quickly.  You may be losing homes in multiple offer situations.  Sometimes the best homes in seller's markets get over 10 offers.  You have to put your best foot forward putting out the best offer you can afford.  Your terms have to be good.  You cannot ask for too much from the seller.  Asking for sellers concessions or even a home warranty could cost you the home.  Many times in a seller's market homes sell very close to list price and sometimes even over list price.  Now if it is a buyers market in Wayne County you have the ability not to offer list price, you may even be able to put in a low priced offer depending on how long the home has sat on the market.  A buyers market offers great deals for buyers.
