Types of Gated Communities in Boca Raton FL

There are different types of gated communities in Boca Raton, FL and people often get confused when looking to buy a house.  I am a local  REALTOR®, real estate agent.  Allow me to explain the difference between gated communities, and it will clear up the confusion.

 

The first type of gated community in Boca Raton is a country club.  This is a guard gated community with an equity buy in.  In other words, in order to live in a country club, you must post a bond and pay a hefty fee.  In additon to that, there are yearly social, tennis or golf dues you must pay in addition to your monthly condo or homeowner's fees.  Country clubs have grand clubhouses, golf courses, fitness centers and assessments. They redo everything to keep it to today's standards.  Don't get me wrong - country clubs are beautiful but they come with a large price tag - not so much the house but the fees attached to that house. County clubs are not as popular as they were 30 years ago because of all the fees involved.  

 

The second type of gated community in Boca Raton FL is a regular gated community.  In these gated communities, there is no buy in and no equity.  Gated communities can be manned gated, buzzer gated or virtual gated today.  The only fee you pay is a monthly Homeowner's Fee, which usually includes something.  Depending on the particular community you choose, your HOA fee will often include basic cable, lawn care, alarm monitoring, clubhouse, pool and recreational facilities.  

 

Gated communities fall into two categories - all age communities and 55+ gated communities.  All age communities are extremely popular as they often have a clubhouse with fitness center and a pool for use by the residents at no additional charge.

 

55+ gated communities in Delray Beach and Boynton Beach FL are very popular.  Some are modeled after country clubs but without the golf course.  By removing the golf course, the only fees involved are your monthly HOA. and anything personal you choose to do - for example, a private exercise class, lunch, etc.  Many 55+ gated communities  have cafes for breakfast and lunch as well as activities geared towards the 55+ crowd.  They have entertainment, cards, billiards, arts and crafts, different clubs.  It's more social.

 

If you are condsidering buying into a gated community, whether in Boca Raton, Delray Beach or Boynton Beach FL and you have pets, please remember many  gated communities have pet restrictions.  You will want to find pet friendly gated communities in Boca Raton FL when doing your search.  You don't want to find out a particular community you're considering will only accept two dogs and cats up to 25 lbs and you have two 60 lb dogs and a cat.  You want to make sure your furry friends are as welcome as you are in the community you're considering.
