Going into Real Estate: How to be an Effective Property Manager

Written by Posted On Wednesday, 15 August 2018 13:05

If you want to be a successful property manager, then you will need many different skills. While there may be a steep learning curve as you begin the process, thinking about these four skills will help you be successful. Here are four skills that you may want to concentrate on learning.

Know Your Properties

Just like a successful real estate agent, you need to know your properties inside and out. Knowing about what year they were built or remodeled can often help you identify common issues that tenants may have in the building. Knowing the property will also help you attract tenants that might be interested in it much faster. Up your game by learning about the neighborhoods where the properties are located so that you can sell tenants on why they want to live in that neighborhood.

Be Available

While you may want to create an emergency number that tenants can call if something goes wrong after hours or on the weekend, you will want to remain available to tenants in the event that something goes wrong. While this is part of providing outstanding customer service, it can also help save your property management budget because many problems are cheaper and easier to fix when they first happen than later. You will also be more likely to retain your current tenants than have to go look for new ones. Making your current tenants happy is also a great way to make sure that they refer their friends who will also make great tenants for you.

Develop Your Customer Service Skills

While managing properties can be stressful, remember that you need to always concentrate on providing outstanding customer service. Deal with problems quickly and in a professional manner. Thank tenants when they pay on time and take good care of their properties. Show appreciation to others who help you be successful such as plumbers, electricians and other tradespeople so that you will hop to the top of their list the next time you need them.

Network

It is impossible to be a great manager without having a reliable team backing you up. Learn which ones you can count on to help you out in a pinch. Get involved in community organizations promoting the health of the communities where your properties are located. Identify where the best tenants for your property hang out on the internet and make positive contributions there.

Manage Your Time Wisely

You are likely to feel many pressures on your time. Therefore, it is important that you learn to squeeze every ounce of productivity out of every workday. Thankfully, there are apps that can help you be more productive whether you are at your desk or away from it. Using these apps to shave even a few seconds off every task may help pave the way to your success.

Very few people become a successful property manager overnight. Do your very best every day and soon you will have a highly successful business. Take care of those around you, and they will help you rise to the top.
