Real Estate Articles Worth Reading

Every month there are articles that get published that deserve extra attention. Why? They are well written and help the general public when it comes to making smart decisions. The articles below do just that. Take a look at these four exceptionally well written articles that help buyers and sellers.

The Lead Paint Law

Are you going to be buying a home in the near future that was built prior to 1978? How about selling one? Buyers, sellers and real estate agents need to know the lead paint law! The Federal lead paint law was put into affect around 1992.

The lead paint law made it mandatory for sellers and their real estate agents to disclose what they know about the presence of lead paint with any home built 1978 or before. There is a lead notification form that must be signed by all parties in the transaction.

Buyers and sellers should be completely aware of their responsibilities when it comes to lead paint. In the article reference above at Maximum Real Estate Exposure, you will see one of the most detailed articles on the lead paint law. By reading the article you will know more about the lead paint law than you care to! Some of the things you will learn about include:

Is testing for lead paint mandatory?

Who is responsible for removing lead paint if it is discovered?

How long do you have to get rid of the lead paint?

Are there specific professionals that remove lead paint?

Can an owner remove lead paint themselves?

Are there any other options besides complete removal of lead paint?

  • Most people don't know the answers to these questions - do you?

Exceptional Photography is Vital in Real Estate Sales

One of the most important aspects of selling a home is the real estate photography! In fact, other than pricing your home correctly there is nothing more important than the photos. Why? The internet is the first showings of your house! The real estate photography is the first thing a buyer sees.

A buyer will be forming an opinion of your property from the moment they scan the real estate photos. Do you know how easy it is to scare a buyer away due to bad photography? Buyers will generally not bother to read a single word you have written on the house if your photography sucks.

Many homeowners do not vet the real estate agent they hired properly. One of the things any seller should do before hiring a real estate agent is to look at the quality of their photos. If they are not done well for someone else why would you think they will get it right on your house.

Hint - they won't! Some real estate agents are notoriously lazy. The last thing you want is photography on your home that doesn't look professional.

Selling My Home With a Tenant

Are you going to be selling your home with a tenant in place? Let me be the first one to tell you this might be a big mistake. Why? Homes with tenants are much harder to sell than unoccupied properties. It is easy to understand why this is the case.

Tenants living in your home don't want to have their daily lives interrupted by buyers walking through the property. In many instances they don't want the property to sell. The tenant might not be ready to vacate the property and will make it as difficult as possible to sell. Quite often tenants will turn away showings.

The article above does a terrific job explaining why you may not want to get the tenant out first before selling.
