Buying a home in the winter in Alaska seems like one of the dumbest things to do, but actually, it could be one of the most opportune times to buy. Obviously, temperatures have taken a turn over the last few weeks and winter is well on its way even if it’s not December 21 just yet. But, winter can be one of the best times to buy a home in Alaska and here’s why.

Less competition.

Clearly, there are not as many buyers in the winter as there are in the spring, yet people still need to sell their homes. Whether it’s a job change, family change, or they just found a better home, people are always selling properties, yet buyers tend to wait until the spring or summer, which gives you the advantage. Of course, there are fewer sellers in the winter but because there’s less competition, there’s more time to decide on the right home that fits your needs.

Lower prices.

Because there are fewer buyers and sellers in the market, home prices tend to be lower this time of year. It may be very possible to find your dream home for 5% to 10% below market value.

Ask for Seasonal Photos.

Chances are, you’re going to see this home in all of its wintery, Christmas glory, but what does it look like when the snow melts? Ask if you can see some off-season photos of the properties so you have an idea of what the landscape looks like not covered in 2 feet of snow.

You see the home at its strongest… Or weakest.

Winter behavior is rough in Alaska, so you are literally seeing how the property holds up in cold and frigid temperatures. Does the home feel drafty? Do windows need to be replaced, does the heating system not function properly, is there water or mildew in the basement or garage? All of these issues could tell you whether or not the home can stand up to Alaska’s temperatures.

Fewer chances of a bidding war.

Clearly, if you don’t have the competition, you’re not going to have the chance of a bidding war. Homebuyers need to make quick decisions in the summer due to increased activity and the weather, but in the winter, you have a little bit of extra time and unless a home is priced way below market value, the chance of a bidding war is quite slim.
