Benefits of Selling a House Without an Agent

It’s not impossible to sell a house without an agent, but the process is a lot more complicated than homeowners would like to believe. For one, you probably don’t know how to price the property correctly. Negotiation is another important element that needs experience and skill. But there are many advantages to selling a house without an agent. Homeowners can save hundreds of thousands of dollars in agent commissions. Besides, learning how to sell a property can be an eye-opening experience. Here are a few things to help you during the process:

Make Important Decisions:

Can I sell my house as is? And if I choose otherwise, what are home upgradesupgrades that are worth the money? And more importantly, why do I want to sell the home? Weigh the benefits and disadvantages of your decisions. For example, selling the house as is makes sense, but you may end up restricting your target market because people often prefer buying a ready-to-move-in house. But if you market well, you could end up selling the place for a very good price without investing in repairs. How much must you spend on repairs? Are you selling because you’re moving out to a new city or country? Or, is it a distress sale to avoid bankruptcy? Answers to these questions should help you determine the next course of action.

Decide on the Price:

Generally, home prices are dependent on the prices of similar homes in your neighborhood.  There are many independent real estate agents you can hire to help you set a price for the house. You can also compare prices of homes on the internet; several websites are now offering useful tools allowing you to evaluate prices of neighboring homes. A quick tip though—look at the list of sold prices, rather than asking prices, to ensure realistic price valuation.

Market Your Home:

You can either outsource this responsibility to an independent agent for a flat fee or do it yourself. The internet is your friend! Promote your home on social media or install a ‘for sale’ yard sign to spread the word in your neighborhood. List your property on online real estate websites and local business directories. Flyers are also a great way to get everyone’s attention. And if you want to avoid this hassle, consider fast homebuyers. These real estate investors buy homes for cash and as is—all you have to do is call them over the phone and you’ll get a quote in less than 24 hours. But remember to pick a local investor rather than a franchise operating through a national network of buyers.

Make Your Home Sellable:

This includes minor repairs, improving curb appeal, applying a fresh coat of paint, etc. Take professional photos and videos of the house to highlight the most appealing aspects. You will also have to write a description of the house that’s vivid enough to encourage people to visit the house. Here again, you can avoid all of this and call a fast homebuyer. Since these guys buy homes as is, you don’t have to spend money on repairs or renovations. You don’t even have to waste time or money dressing the house for sale! If you are good at negotiations, well and good! But if you are not, consider outsourcing it to an agent.
