Why Isn't My House Selling?

First a little insight!

 

Today's real estate marketing has really changed. No longer do you have to wait for a realtor to find that perfect home. You still need realtors, however, with social media, the search is much simpler for everyone involved. No more wasting anyone's time, this includes the homeowner, realtor, and the buyer, with unnecessary visits. Homes are listed online, with pictures, includes the neighborhoods, school districts, and any pertinent information about the home.

 

What is the problem?

 

This can be due to a number of different things. One thing people miss when getting ready to list their homes, is "first impressions create lasting impressions". The previous paragraph mentioned how buyers can research homes before viewing. This means they can do "drive-bys", before making an appointment. This is where curb appeal comes in. You really want to grab prospective buyers attention, not scare them away.

 

Some cosmetic suggestions

 

Curb appeal is one of the single most important aspects to selling a home. Creating an inviting entrance will make all the difference. Paint your front door. Add flowers along the walk, or on the front porch. Add a rocking chair, or two, or even a bench. Make sure there are no toys out in the front yard. Yes, the house is for kids, but until it's sold, hide them. If you have shutters, give them a fresh coat of paint.

 

A few more cosmetic inputs

 

You don't have to break the bank to make your home more appealing, just simple quick fixes. Once you get appointments, the first thing people notice when they walk in is the floors. If you have carpet, make sure to invest in a good carpet cleaning, professionally if you can. Give your walls that need it a fresh coat of paint, but stick to neutrals, not white. Ensure that every fixture has bulbs in them. Don't worry about your kitchen cabinets, put new pull handles, preferably a brushed nickel modern look. Buy some colorful throw pillows for the living room, and bedrooms. All this makes it "feel like home", to buyers.

 

What about these major problems?

 

Sadly, sellers don't always research what their home is worth, before listing it. Sellers always think their houses are great, which they are, to them, however, you have to watch current market conditions, and price accordingly. If you are not ready to take less than what you want, maybe it should not be listed. If you have to move immediately to go to another state, be ready to take less, or possibly rent it until the market comes back up.

 

Some other problems

 

Make sure your home is always available to be seen. The easier it is to show, the faster it will sell. This means last minute notices, too, if you can. Also, try to be around when buyers are viewing the home. It makes them uncomfortable and usually leave without really seeing everything. Become a neat freak, declutter the home of "too much" stuff. Also, what you may think is great in a home, such as political, religious, or even man cave type items, buyers may not. Even though you are selling a home, not what's in it, these things matter.

 

In conclusion

 

Just make sure to do a lot of research on how best to market, price, and sell your home. Put yourself in a buyer's shoes, as to what you would like to see in a home. Remember you will be doing the exact same thing soon. It gives you a better perspective on things. Good luck getting your home sold quick!
