Additions

Any time you are adding square footage to your home, you will increase the value of your house. Some of the best return on investment comes from adding additional bedrooms, bathrooms, and a media room.

If your house is already on the smaller side with either a two or three bedroom,s you may want to consider adding one more. Most people look for three or four bedroom homes. Adding a bedroom can be cheaper than you think. There is usually no plumbing involved just electrical and the costs of the foundation, drywall, and roofing.  

Kitchens

Kitchens sell homes more than any other aspect of a home. If your kitchen is outdated, this may be the most significant return on investment you will get. Nowadays, buyers are looking for fancy kitchens that stand out with feature their friends and neighbors don’t have.

The most expensive part of a kitchen remodels replacing the cabinets. Depending on the route you go, this can cost anywhere from $5,000 to $20,000. Whatever you do don’t skimp on quality and style here. The kitchen cabinets are the most visual aspect people see, and it needs to look sharp.

Bathrooms

Adding a bathroom to your home can add lots of value to the property, especially if you only have one bathroom, to begin with. Bathrooms seem like they would be cheap, but you need to be careful because all that extra plumbing and bathroom fixtures add up. It is best to have a contractor and plumber go over the specifics of a bathroom addition in advance. There are times when running pipe to a new location can drive up the cost of a project or in other cases when you need a whole house repipe.
