Many people debate if open houses are effective or not. It’s a highly debated topic by homeowners and real estate professionals. Some say open houses are a critical part of marketing the home and some say they are not necessary at all. However, it doesn’t hurt to have an open house and there’s nothing to lose from it. There is no guarantee that an open house will generate a sale but it does attract potential buyers and that is enough.

If you want your home to be sold, you need exposure. No doubt, a home with maximum exposure and a strong marketing system will sell faster compared to a home with no exposure. This is definitely what real estate agents are for and it is their job to do so. Open houses provide additional exposure to a seller’s home by street signs, online ads, newspaper ads, and more. It can attract potential buyers who had no idea about a home that was for sale. Potential buyers aren’t being pressured to buy a home, they can simply walk in and browse the property.

First time home buyers struggle with the process of buying a home. Who should they contact first? A realtor or the bank? People who are interested to buy a home may walk pass by the street and come in to check the home out. Looking at diverse properties and having a conversation with a real estate agent can definitely help them out and definitely build a relationship with them. Also, a lot of people simply enjoy looking at different homes even they are not interested to buy a home at the moment. 

 

Inexpensive Marketing Tactic

 

Having an open house doesn’t cost anything. It may require additional cost for marketing purposes such as signage and online ads but it’s worth it to have more people walk in through the door. It can’t hurt to improve your chances when it comes to selling a house. People who come to check the house can also explore the neighbourhood too which can also benefit to increase a sale. 

 

 

Don’t be pressured to have an open house for your home. It’s totally up to you and the realtor to make a decision. Sometimes, it can be beneficial and sometimes it may not be. Talking with your realtor about what’s going to work the best for you is the most important factor to sell your house. Build a good relationship with your real estate agent and have trust!
