Property Selling Checklist: Everything You Need to Keep in Mind

Written by Posted On Wednesday, 01 January 2020 03:16

If you want to sell a property, it is time to roll your sleeves up and start working as it would require a lot of your time and efforts. However, you must take every important aspect into account to make sure that you are getting the greatest possible return. It is even better if you prepare a checklist to keep everything in mind.

Here are a few things mentioned which you must incorporate into your property selling checklist.

  • Agent

First of all, you should find a reliable and renowned real estate agent who can help make your selling process smoother and easier. It is suggested to do some research beforehand to end up with the best option. If you are not ready for the hiring process, you might have to choose the agent randomly which can further make you lose thousands of dollars in your selling process. So, you must be sure that you are investing your money in the right place.

  • Curb Appeal

Curb appeal is another important factor that you should consider while selling a property. If you invest a few dollars in improving the curb appeal of your property, it would help make the first impression on potential buyers. You can put in your effort to paint the exterior doors, improve the landscape, and planting colorful flowers on the entrance. It might sound like a little thing but it can make your selling process successful.

  • Depersonalization

You must depersonalize your space before putting it on sale. If it has your family photos or personal belongings, you must remove them before taking pictures or inviting the potential buyers for the tour. If you don’t do so, the buyer won’t be able to imagine himself living or working there.

  • Decluttering

You should also declutter the property to make it ready to show and visit. You can hire any professional cleaning service to get rid of every extra thing at once. It would help make furniture, accessories, and the layout of the property clearer and visible to the buyers.

  • Repairs & Additions

If there are any necessary repairs, you must get them done before selling your property to anyone. You can fix loose handles, leaking taps, blocked drains, and other common issues. But if there are some things which are beyond repair, you must still be honest about them. If you are not willing to do so, you might lose the credibility and trust of the buyers. Also, you can make small additions in the property to make a huge difference. For instance, you can buy a portable garage and add it to your property to provide the buyers with a safer place for their vehicles, patio furniture, or lawn equipment.

  • Smell Test

Your property must smell good if you want to sell it at a good price. If there is mold, mildew, or any other unpleasant smell, you must get it detected and fixed at once. You can simply do that by carrying out a smell test by a professional. It is better if you add natural fragrances in the property as some buyers may be allergic to artificial scents. Also, you can hire professional cleaners to get everything cleaned. It would help you get rid of every kind of odor.
