So, you’re thinking about pursuing a career in real estate?

You’re not alone. Every month, over ten thousand Americans Google the keyword phrase ‘How to become a real estate agent’ as they consider joining the two million licensees, in the US.

And we think we know why.

A career in real estate offers flexible working hours, competitive benefits, and unlimited earning potential, not to forget the allure of becoming your own boss. But before all that, you’ll need to understand the process of becoming an agent. Here’s our checklist for the real estate agent to be.

1. Research Your State’s Licensing Requirements

Licensure requirements vary by state so it’s important that you familiarize yourself with your state’s requirements. 

For instance, some states like California take fingerprints while others will just conduct general background checks. In Massachusetts, you only need 24 hours of pre-licensing education while Texas requires 180 hours to sit for the exam. Knowing your state’s requirements will help you to better prepare yourself for the exam. 

2. Enroll in a Real Estate Pre-Licensing Course

Make sure you select an ARELLO-accredited school that offers real estate licensing programs. If you’re not sure of what school to attend, there are many sites that can help you search for the best real estate schools in your state.

You’ll also want to decide on your preferred mode of learning: in-class or online school. Today, many real estate schools offer online classes that allow you to complete your training from virtually anywhere.

3. Complete Your Pre-Licensing Coursework

You’ll have to complete some form of pre-licensing coursework from an accredited school before you can sit for the real estate exam.

The required credit hours vary by state. In New York, for example, the course takes 75 hours while in California, candidates must take three real estate classes totaling 135 hours. Once you’ve completed the required coursework, you have to take and pass a pre-licensing exam.

4. Take the Real Estate Licensing Exam

Once you’ve completed the pre-licensing coursework, apply to take the real estate licensing exam. Research when and where to take the real estate exam in your state.

The test consists of multiple-choice questions divided into two parts:

• The Nation Real Estate Portion – Tests the general real estate concepts
• The State Portion – Tests your understanding of real estate regulations in your state

Most states require applicants to apply and collect their licenses within a year of passing the exam. If you don’t pass the exam, you can apply for a retake. However, you don’t have to redo the whole exam. Most states allow you to retake only the portion that you didn’t pass.

5. Apply to Become a Realtor

Applying to become a member of the National Association of Realtors (NAR) is very important for any aspiring agent. Although not mandatory, becoming a realtor can provide you with all the resources you need to succeed in real estate.

6. Find a Broker to Work With

Passing the real estate exam doesn’t automatically grant you the license. You’ll typically work under the supervision of a licensed broker who will oversee all your work and ensure you’re following the required legal and ethical standards.

After passing the test and finding a broker, you and your broker will complete the final paperwork with the state, and your license will be issued once the forms are accepted.
