7 Factors To Consider When Choosing A Roof For Your Property

As a homeowner, there are many responsibilities and tasks that are always needed to be done. It’s a never-ending process of fixing, polishing, and cleaning. No wonder many homeowners are stressed out of their minds.

One of these responsibilities you may face is choosing the right roof for your home. With so many types of roofs to choose from, it can be confusing and stressful. Also, roofs come with different properties, all of which need to be considered before making your final decision.

Regardless of the kind of roof you choose, you should make sure that it ticks all the boxes of what you’re looking for. The list below can help you think about what kind of roof will be perfect for your home.

1. Roof Slope

One technical requirement you might not be aware of is the slope of the roof. The roof slope is an important consideration because the limitations of the roof you’re planning to get will be based on its slope.

To compute for your roof slope, you’ll need to measure the number of inches that the roof rises for every 12 inches horizontally. You can say that a roof has a 3-in-12 slope if it rises 3 inches for every horizontal run. Slopes with a 4-in-12 slope or steeper will pair well with slate, tiles, or shingles. For flat roofing, it should be more seamless so it won’t cause any leaking.

2. Protection

The roof is an integral part of any home because it protects you from the weather. Hence, it keeps your home dry during rainy and snowy seasons and helps manage indoor temperature, especially with insulation.

In more extreme climates, your roof should be able to resist strong winds. Some of the best roofing materials available are asphalt shingles, slate, and tile.

3. Weather

Depending on where you live, you’ll be experiencing different climates. Some are colder, while others can be downright sweltering. Some roofs are better for specific areas because of how they handle different weather.

For snowy places, metal is excellent because of how well it sheds snow. It’s also one of the best materials for preventing leaks and other water-related problems. For hot weather, you can opt for terracotta, slate, and green roofs.

4. Durability and Lifespan

Durability is another crucial consideration you should have for your roof. Aside from being able to withstand strong windstorms, it should also stay in top shape even through years of use and exposure to nature.

Depending on the roofing material, you can expect different life spans. For instance, metal roofs can last for up to 50-75 years, while rubber roofs may last for 30-50 years. Other roofs have a shorter lifespan such as shingles, which can last 15-30 years, and wooden shingles for 20-25 years. But it’s necessary to remember that the lifespan will also be shortened by other factors, such as debris and inclement weather.

This being said, it would be best if you also considered that the lifespan and the durability of the roof would affect the costs. But it’s a worthwhile investment because more durable and long-lasting roofs won’t require as many repairs and maintenance as low-quality ones.

Roof materials that aren’t durable will probably be prone to different leaks and cracks, which can be a hassle during wet seasons. Keep this in mind, especially if you dislike having to do too any repairs.

5. Aesthetic

Everyone sees the roof in your neighborhood, and it can beautify and transform a home. Charming roofing work can add to the curb appeal, as well as the overall value of your home.

When it comes to aesthetics, there are different looks you can achieve depending on your taste and the architecture. But nowadays, more roofing types can be made to look like other styles. This makes it easier to choose the perfect roof for its function, practicality, and looks.

6. Installation

Installation is the hard part of picking the right roof. As mentioned before, there are limitations to the kind of roof you can get. It depends on the work that needs to be done, the architectural style, and its current condition. For instance, it’s easier to pick a roof for a brand-new home because it’s brand new and can handle most roofing, provided that the roof slope allows it.

On the other hand, there’s also re-roofing, where a new layer of roofing can be added over the older one. But this isn’t always possible, especially if the roof is in utter disrepair or has been re-roofed before. If the structure is too weak, heavier roof materials, such as slate, will be impossible to use.

7. Budget

Finally, you’ll also have to consider your budget because some roof materials are far more expensive than others. Keep in mind that roofs are a worthwhile investment, so you should choose the best option based on your budget.

Conclusion

It can get overwhelming to choose the right roof. That’s why the best thing to do is to narrow the types of roofs based on the quality, benefits, and personal preferences. As a responsible homeowner, it’s your duty to learn more about your home, what it needs, as well as which types of roof material will be best.
