One time of the year you may not associate with buying or selling a home is during cold winter months. However, despite what you may assume, the winter is an excellent time to buy a house or put one on the market.

The number of published listings tends to drop off starting in August, and this lasts well into the winter. This can be a very good market to sell your home for a fair price rather quickly.

Less competition in the real estate market during the winter can be advantageous to buyers as well. One of these advantages is the fact that a buyer has more leverage when settling on a deal with the seller. One of the reasons why is because of the kinds of sellers that tend to put their homes on the market during the winter. They, for example, may be on schedule to relocate to another part of the country for work. This can give the buyer a good bargaining position to get a better deal than during the summer or spring when there are far more people shopping for homes.

It is true that most home sales occur during the spring and summer. However, just because that is the case does not mean you shouldn’t take advantage of the winter season. There are many reasons why putting a home on the market or shopping for a new home during the winter is a good idea.
