Pleasanton’s real estate activity seems to have taken a dip along with the country’s seasonal autumn lull. This is not a large difference, however, and just six more sales than what was recorded from last year. There is a 10% decrease of inventory numbers from 93 at the end of August, to 84 at the end of September. This is still a markedly higher number from the 73 homes for sale that was available last year during the same months. Closed sales, however, fell steadily during the past three months. August ended with 65, and September with 51 closed sales, which is the same number it ended with this past 2014.

 

Median sales price went down 6% from August’s $990,00, ending September with $935,000 (which is 8% above September 2014’s $865,000). The price per square foot has experienced an increase, however, with $496 this September as opposed to August’s $470. Sales price to list price ratio is also veering upward, with 100% this September from the 99% this August.
