Building a Home? Much to be Aware of Before the Hammer Swings

Written by Posted On Thursday, 01 December 2016 15:05

Building a home is nothing like buying an existing home. As contentious and stressful as that has become, building a home from the ground up can make that look like a walk in the park. Unless you custom build - and that means hiring your own design and general contractor - you will be tossed into the home building hopper. While most builders talk "custom" and "designed by you, for you" the reality is that you as a buyer have very little influence over the finished product. You will of course choose from a menu of "options" but have no doubts, the builder is there to build and move; for them time is money.

Most home builders are production builders; a set group of plans and a set group of options for those plans. Aesthetic options allow for minor customization but there will be a menu and you will pick from that. Everything is like a lego build; change colors, change a garage from left to right or a window location but keep it simple. Control means speed and speed means production and production means profit. The factory farming approach begins the second that you walk into the model home, at that time you become a commodity. Your path is laid out just like that broiler chicken that just hatched; their 44 day life cycle is completely managed and so is your build.

The Hank Miller Team dives deep into the home building process and touches on things that you need to know before you sign that contract. This is a critical time and many buyers are either too excited or too overwhelmed to fully understand the process. Avoid critical and costly mistakes - read "What to Expect When Building a Home". We will be following up with helpful tips once the process starts...
