Feng Shui for Real Estate

Price, location and condition; these are credited by Realtors as the primary determining factors on why and how a buyer decides to purchase a home.  While key to a buyer’s consideration…one of the more influential and fundamental triggers is often overlooked; the innate emotional response a client feels when they enter a home.

Science proves everything is made up of energy. We’re living amongst it; sensing it, feeling it, and reacting to it. Often times we intuitively identify the energy surrounding a person or place, whether warm and inviting or unfriendly and cold. It’s energy that causes that feeling of discomfort when we walk into a room where two people have been fighting despite their sudden smiles. In the same way the arguing couple leaves behind a heavy energy within the room, previous homeowners leave behind energy in the home they are selling. Our homes are a reflection of our internal lives and often we hear buyer reactions after intuitively identifying various energies, good or bad, lingering about the home from past owners. 

As listing agents it is our job to effectively market a home in a manner that incurs the highest purchase price possible within the quickest timeframe. We work with our sellers to create a space that feels welcoming, supportive and desirable for prospective buyers.

This is where the art and science of Classical Chinese Feng Shui can be leveraged. We start with de-cluttering the home and removing as many personal items as possible. We want prospective buyers to see and feel the home as their own. Next we neutralize the home with a beautiful space clearing to remove any conflicting energies such as financial hardship or relationship strain, feelings of sadness, despair or loss, anger or resentment.

After the space clearing we begin working with the neutralized energies and refreshed environment to elevate the space. Groomed and lush landscaping, new and fresh exterior paint and a “Welcome” mat all create a warm and inviting first impression to buyers, and pave the positive emotional foundation for their experience within the home.  From the moment buyers walk through the front door we want senses inspired; soft music playing in the background while essential oils diffuse throughout the space all work to invigorate the sense of sound and smell. Everything within sight should be peaceful and relaxing with neutral colors, artwork and décor throughout the home.

Once the home is adequately prepped, Feng Shui remedies leveraging ancient classical Chinese techniques can be placed throughout the home to further support and encourage its’ sale. Additionally, a Feng Shui consultant can work with the Realtor and client to effectively detach the homeowner’s energy from the house and set an intention for the sale price and closing timeframe desired.  

While there are many technical components to consider when listing a home, it is important to remember that most buyers make a final decision because of the way the home makes them feel.
