Owning a home can be a big responsibility. Oftentimes, homeowners forget or neglect routine home maintenance which can make living and selling the home unpleasant. By considering the points below and performing routine maintenance, homeowners can often receive a higher amount when selling.
Water Damage
Look for common trouble areas such as peeling paint, bowed walls, discolored ceilings and unexplainable moisture or odors. To limit water damage, ensure that any water runoff is carried away from the home by regularly cleaning downspouts. Check sump pumps for normal operation. If left unchecked, you could be looking at tens of thousands of dollars in water damage or foundation issues.
Roof
Water leaking in your roof can cause unwanted pests, mold, mildew and rotting. Look for curled shingles, bowing or dips in the roof, or dampness in your attic. To prevent roof damage, check caulking and sealants for leakage and replace missing roof shingles promptly. Without normal roof maintenance, you could be looking at prematurely replacing your roof setting you back about $5,000.
HVAC
If you notice a reduction in performance (house too hot or cold), or higher energy costs, you may be dealing with a failing HVAC. If the system cycles on and off frequently or trips circuit breakers, it may be time for a service call. To prevent premature wear and tear, replace air filters every one to three months. It’s also not a bad idea to have the system serviced twice a year at season changes. Without normal maintenance, you may be looking at replacing the system prematurely, costing you $3,500-$5,500 depending on if you need a new heater and AC.
Electrical
If you noticed flicking or dim lights, circuit breakers that trip frequently, or outlets that are hot to the touch, you may have some electrical issues. To make sure your electrical system remains in optimal condition, flip each circuit at least once a year to prevent corrosion. If you’re handy, you can replace outlets yourself. If you need to replace the wiring throughout the home, in can cost $4,000 and up.
