When it comes time to buy a house you should definitely consider using a buyer's agent for the purchase of a home.  There are many benefits to using a buyer's agent but here I will call out 11 of the major benefits of using a buyer's agent:

1.  A buyer's agent works for you the home buyer.  Your buyer's agent owes you a fiduciary responsibility to get you the best terms and price for a home that they can.  They owe you confidentiality, obedience, loyalty, full disclosure, full accounting and reasonable care.  Your the boss they work for you.

2.  A buyer's agent will halp you identify homes.  Once you and your agent get familiar with each other a buyer's agent will help you in identifying home that will work for you and your family.

3.  A buyer's agent should be a trusted advisor.  As real estate agents, we are out in the trenches everyday.  We know what is currently happenning in the marketplace, where it is headed and how buyers and sellers react.  We can provide you with valuable market insights that gets you the house you want.

4.  A buyer's agent will educate you.  Your agent will take the time to educate you on the buying process, market conditions, negotiating and more...

5.  A buyer's agent can co-ordinate their trusted service providers for you.  If you like your agent and ho wthey do business they are going to surround themselves with service providers like mortgage officers, real estate attorneys, home inspectors etc... that do buiness in a similar fashion.

6.  A buyer's agent will save you time.  A buyer's agent will coordinate showings, line up service providers and other time intensive tasks. Try and coordinate 6 back to back showings.  This can take a couple of hours to coordintate why not have someone do it for you.

7.  A buyer's agent will negotiate on your behalf.  There are many things your buyer's agent will do revolving around an offer.  First they will give an opinion of value based on a Comparative Market Analysis.  They will also help you structure a negotiating strategy for a specific property and they will negotiate on your behalf. 

8.  A buyer's agent will track critical dates.  Once your under contract on a home their are a multitude of critical dates to be tracked.  Miss one and you can lose your deposit money.  A buyer's agent will not tlet that happen.

9.  A buyer's agent will go to the home inspection and help negotiate home inspection repairs.   As an agent, I can tell you I spend most of my days negotiating and problem solving.  So who best to have negotiate home inspection than your buyer's agent.

10.  A buyer's agent will coordinate all the parties involved.  When buying a home there are a multitude of parties invovled.... seller, buyer, attorneys , mortgage broker, title companies and more...  A buyer's agent will coordinate all of these parties to bring your home purchase to a smooth transaction. 

11.  A buyer's agent's fee is paid by the seller.  You can get all of these services and more and have the seller pay your agent!

There are certainly many benefits to being represented by a buyer's agent.  An experienced buyers agent can save you time, money and aggravation.
