How to make more money on your Airbnb

A new profit report has revealed the top ten things that UK homeowners can do to their property in order to make more money on Airbnb.

The study, conducted by Harvey Water Softeners, analysed the average nightly value of UK properties listed on Airbnb. Each facility, amenity and house rule was then examined to discover just how much component affected the Airbnb hosts’ earnings. This was all measured against the average nightly value of a UK Airbnb property, which sits at £71.

Results showed that by simply listing your home as “suitable for events” adds £84 to the nightly average price, at £155. Adding an air conditioning unit is a close second, nearly doubling the nightly average price to £139. Offering guests a high chair perhaps brings the biggest profit overall, as this adds £28 a night but can be purchased brand new for as little as £20.

Further results revealed that hosts should avoid adding shampoo, parking, breakfast and allowing their guests to smoke in their house because on average these all decrease the nightly price. Those offering breakfast risk losing the most amount of money, as it brings the average nightly price down by £14 - meaning hosts are at danger of losing huge sums over the year.
