If you're looking for a fabulous Naples beachfront home, understand not only are you not alone but if your plan is to wait until the end of the season when pricing might be better, you might find the home you're hoping to acquire is gone.
Another rumor I've heard more than once this year is that buyers are getting wrong information to wait until September to purchase to get the best deals. That's too late. If you want your best shot at getting a specific property, now might be the best time to go for it.
Best Time To Buy A Naples Beachfront Home
Timing varies upon location. For example, homes in the Strand at Bay Colony currently have one under contract in MLS but there is an additional property not in MLS currently pending. It's possible you may have missed the best deal. I know some buyers who are waiting for documented values before striking. That means there are more out there just waiting to see how this location shakes out. If you're thinking about buying in Strand, pay very close attention and better ready to go the moment the sales post especially if sales prices vary greatly from list prices.
The beachfront villas in Park Shore are a different story. Currently, there are two for sale and sales have been pretty stagnant with villa product on the beach for the past several years. It might be wiser to wait until the end of the season to see if you can capture the end of season discounts here.
Port Royal beachfront homes have seen some movement after years of quiet activity. Recent sales are shaking up the market with rumored off-market pending sales and the recent record-breaking sale that happened last summer. If you're really expecting to hit a grand slam with a Naples beachfront purchase, understanding an overwhelming majority of current property owners will take their homes off the market if the values slump is key. Maybe the home run is acquiring a unique piece of property on an amazing lot.
