Get Top Dollar For Your Home

When you are eager to sell your home, you will do just about anything to sell it. What if you could make simple improvements that would help your home stand out from all the other's on the market and you could increase the value at the same time? You do the math. If you increase the value, you will get more money for your home when you sell it. You don’t have to break the bank by going through the painstaking process of a remodel. Instead, there are some simple actions you can take to get your house sold and off the market in a short period of time. Let’s start with what you can do to improve the outside of your home. After all, you want to make a great first impression.

The Yard

First impressions are crucial to selling your home fast, so you need to up your curb appeal to be inviting to potential buyers. You should add landscaping to the front of the house. Try adding flower boxes around the windows, or planting colorful flowers along the walkway. Make sure your sidewalk needs to be free from weeds. You can eliminate them quickly by spraying them with an inexpensive weed killer. It sometimes takes more than one application to get rid of them but after the third or fourth treatment they will be gone for good. You will also want to be sure to keep your grass mowed so that it looks neat and groomed at all times.

Front Door

A bland front door can often make your house look just like everyone else’s. Consider making it stand out from other homes by painting it.  Choose a bright, trendy color to make your home look up-to-date and vibrant. You can do this by simply removing the door, sanding it down, and applying two or more coats of paint. You can also update the hardware on the door and install a fingerprint door lock mechanism, a feature that potential buyers will be impressed by before they even walk in your home. You can also add a high-tech doorbell camera.  Adding this type of feature to your front door will allow your real estate agent to advertise your home as a home with smart technology. Additionally, throw out your old, dirty welcome mat and replace it with a fresh one.

Garage Door

This is something that homeowners often overlook, but a dated garage door can really take away from the modern or updated look of your home. Garage doors get used daily and they can quickly get a worn out look to them but adding an updated garage door will help make the exterior of your home look newer. A cheaper, quicker alternative to replacing your garage door entirely is painting it yourself. A new coat of paint will leave your garage looking fresh and polished.

Light Fixtures

Old fixtures inside your home can really give it a dated look so you’ll want to replace them before putting your home on the market. This is another project that, as long as you have the proper tools, you can easily do yourself without needing to hire outside help.  Simply purchase all of your light fixtures at your local home improvement store and follow the installation guides. You probably have a lot of fixtures throughout your home so consider dividing it up into several days so that you don’t get overwhelmed.

These simple tips won’t break the bank and can be done on your own time. You will be surprised how making these small improvements can add so much value to your home and get it sold right away!
