Evander Holyfield's 109 Room Mansion Heads to Auction

Called “Villa Vittoriosa,” this is the largest single-family residence in Georgia and it is likely to sell for a fraction of its appraised value. This is a 45,000 square foot mansion with an additional 4,000 guest house. Public data shows the home with twelve bedrooms and twenty one full and half bathrooms and it sits on more than 100 acres on Evander Holyfield Highway. There are three kitchens, a two-lane bowling alley, a 135-seat theater, holyfield housea three-story foyer, a dining room with space for 100, baseball field with operational scoreboard, two marble staircases and an indoor swimming pool. The 350,000 gallon outdoor swimming pool is among the largest in the United States. Holyfield once told The Atlanta Journal-Constitution it cost him $1 million a year in upkeep.

News flash: this is south Atlanta, not Beverly Hills or the Hamptons…it would not surprise me to see this home fail to sell at auction if the reserve is anywhere near where the home was listed. This is text book example of functional obsolescence; there is no practical use as a residence. Down the road I expect we’ll see some business make use of it for charity or events, something that allows for the ridiculous maintenance and operating costs to be written off. In the mean time, it sits.
