Looking for a new home is an exciting time. And that goes double if you are looking at homes in Phoenix Arizona homes. It may be time to upgrade or a first time. Either way, you will need to play your hand well to get the best deal on your new home. Here are eight great suggestions for the best prices.

1. Short sale – Short sales are foreclosures that the bank has agreed to sell for a significantly lower price than the value of the home. This can be a great way to get a good home cheap.

2. Be preapproved – Have the amount of a mortgage you can afford in writing ahead of time. Sellers will not have to wait to see if you can afford what they have.

3. Foreclosures – Yes, this is a dirty word, but it can be a goldmine for buyers. Banks do not want the homes; they want the sale. Leverage to your advantage.

4. Find faults – Try to pinpoint faults and things like an older roof or a lack of insulation. This is a great way to shave money off the price.

5. Don’t appear desperate – Even if you are madly in love, play this off. Say there are other properties to see, and you are not in a hurry. This may spur the seller to back off a bit more.

6. Older properties – Homes that have been on the market for more than 6 months are prime to move. The seller and the realtor are ripe to sign the line.
