How to Sell Vacant Land without a Realtor

The real estate industry has extended its wings far and wide into the world. As mentioned mostly everywhere around the web, people now prefer investing in a real estate property for increased cash flow. Investments in properties that increase the chances of positive cash flow are what people are looking out for. When you plan to invest in a property, there are many factors that you would need to consider. This includes the location of the property, the cost, the future prospects, the value of properties in that locality and many more. Once you have purchased a property, there might be a time when you would want to sell this property that you have invested in.

We cannot forget that real estate investment has now become a huge business for many realtors out there. If you do not want these realtors to get involved in your deals, you can simply keep them out of it and follow the given steps that will help you sell off your property soon.

 

 

  • Contact the planning and zoning department of the state the property is located in. This will give you an idea about the setbacks, lot dimensions and the building area of the plot. It will also tell you what zone it lies in; residential, commercial or agricultural.
  • Check for the utilities that are available and those that need to be paid for. This will help you give a clear idea to the potential buyers of the company. Check whether the utilities such as electricity, water, telephone or television are easily available.
  • A proper survey to confirm the exact area of a land is necessary. If the land linings are not clear, it is better to get it surveyed before it is put off for sale.
  • Select an appropriate price for your land. This has to be done with a lot of care. Consider the area of the vacant land and the facilities of the utilities that are already availed or need to be availed in the near future. You would also need to compare the costs with the land properties that have been sold in the past six months. This will help you judge a nearby amount that you should quote for your piece of land.
  • Check whether your land is already hooked to a sewer or you would need to install a sewage system. This also helps in being honest and clear about your property while you are talking to a buyer.

Although many people prefer consulting a realtor before taking any serious action regarding property matters, these basic steps can be accomplished by any novice person too.
