Get Ready Now for Spring Market

Now is the time to get ready for the Spring market!  Boy is it cold outside here in the Midwest so why not take the time to go through your closet, drawers, basement and attic and start getting rid of things that you do not need anymore.  Either donate them, put some things on a site to sell or put them to the curb.  Start packing things that you don't use all the time and stack them in the garage or your basement so you will get a head start on the move and it will make your life easier for getting ready for showings.  The more organized you are the better your home will show.  Buyers want to see a clean home that tells them you take care of the home and hopefully there will be no surprises once they purchase your home.  Once you are done take a good look around and see if there are any maintenance issues that you need to take care of or maybe put a fresh coat of paint in neutral colors in the main rooms and master bedroom of the home.  Have your furnace cleaned and checked for any issues.  Do you have a fireplace?  If so have that cleaned and checked.  A Home Inspection is a good idea to see if you are overlooking something that you can fix now so there are no added costs when the offer comes in or if the inspection comes up with no issues you might want to offer that to purchasers to give them peace of mind.

Is there anything that will not be staying with the home like a ceiling fan that was a wedding gift or a special light fixture?  Now is the time to change them out with something else so it is not an issue.  If the buyer never sees it they will not think they are missing out on something.  If you are not wanting to leave your expensive appliances that you just purchased you might want to consider changing them out right before you put the home on the market with what you are willing to leave with the home and put yours in a storage unit.  Some loans like FHA require that the home have appliances and you do not want to limit the buyers eligible for your home.  If you have expensive jewelry please remove these from the home and maybe get a safe deposit box at your bank to put them in until after the sale.

Selling your home can be stressful.  The more prepared you are will help reduce the stress.  If some of these things are things that you would like to do an can't do them yourself reach out to your real estate agent.  They can help you find someone to help you or do these things for you so you can get ready.  Now do you really need to wait for Spring market?
