Everyone seller wants to sell their home for the highest possible price in the shortest amount of time. Here are 10 Ways you can raise the selling price of your home.

1) Stage the Home – Either by yourself or with a professional staging company. This will give the home a fresh, clean look.

2) Cleaning and Organizing – Give the home a good cleaning. Remove and store unused items and file paperwork. Keep all rooms clean and neat for showings.

3) Carpet Cleaning – A dirty carpet gives the home a dirty feel. If the carpet is in good shape having the carpet shampooed may be all it needs.

4) Brighten the Home – Replace all burnt out lightbulbs and open window shades in the home when showings are scheduled.

5) Plumbing and Electrical – Repair any plumbing and electrical issues the home may have. You may need to hire a professional but it is worth the cost. A home not working properly will receive low-ball offers.

6) Flooring – Repair and refinish damaged floors. Replace any cracked tiles. Give the floors and floor grout a good cleaning. This will give the house a nice clean feeling.

7) Landscaping – Mow, edge and remove weeds from the lawn, weed the flower beds, trim trees and add some colorful annual flowers. During the summer months ensure the lawn is cut as often as needed. This is your best shot at a great first impression. Make it a good one!

8) Interior Paint – Repair any damaged interior walls by patching chips, holes and cracks. Touch up where needed. The interior should be painted with neutral colors, if you have any rooms that are not neutral you may want to consider repainting those rooms. This gives the home a nice fresh look and is worth the added cost.

9) Kitchen and Bathrooms – Buyers love kitchens. An outdated kitchen can simply kill a sale. Update your kitchen and bathrooms by cleaning and/or resurfacing cabinets. Replace toilet seats. Replace dated fixtures and cabinet handles with current styles. Having an up to date kitchen is a great selling feature in a home.

10) Exterior Paint – Once again a first impression item. Fix any wall damage. Seal exterior wall cracks, pressure wash and touch up or repaint the exterior where needed. Fixing the exterior may not make you additional money but not fixing or repainting the exterior could cost you a sale.

These simple fixes will go a long way to getting you top dollar for your home.
