So you have the land and you need a house. You have decided to embark on the journey of building a brand new home. Whatever your reasoning was, we congratulate you and want it to be a smooth process. So we have compiled some tips to help you along. As you begin the process of choosing a builder there are many questions to ask and answers to find. While it can be a process, it is well worth it in the end.
- Experience: Yes experience is important. Not to say that you should write-off a new business right away. We understand that every builder is new at some point. But if you are considering a new builder, at least make sure there are seasoned builders involved in the process. Also make sure they have experience building the style of home you want. If they are most experienced building traditional style homes, they may not be the best pick for a contemporary modern home.
- References: If your potential builder doesn’t give you references, ask for them. Remember this is an interview for a job and you are the hiring manager. Contact past clients and ask them why they chose this builder, what the process was like, and if they were satisfied with the final product.
- Quality: When you speak with the builder and the past clients ask about the quality of the home. The builder shouldn’t only tell you they do quality work, but what makes it is good quality. Make sure to tour model homes as well and look for evidence of quality craftsmanship and details.
- Resale Value: Investigate to find out if past products had maintained their resale value or if it went up. This is attainable information and should be considered.
- Contact: Find out who will be overseeing the construction of your home, who will be keeping you updated, and who you can call when you have questions. Knowing who will be involved and how you as the client will be cared for is very important.
- Customer Service: We understand these people aren’t selling T-shirts at the mall, but customer service is still important. This is a long process, so you will be working with them for a long period of time. If you don’t like them or don’t feel they treat you well it could be a frustrating process.
- Realtor: Who helped you purchase your land? This person can be a great resource when choosing a builder. Real estate agents and other people in the industry work with builders often and hear great things or not so great things. Take advantage of their knowledge. You could even invite them along with you when you interview potential builders so they can ask the right questions and give their opinion.
