Neighborhood Retains Original Privacy Zone

There is a neighborhood for everyone. Each of us has our own preferences and desires when it comes to finding the home of our dreams. As we look for a place to live, we seek out the architectural styles, views and amenities we want. Many neighborhoods have a clear and unique identity which becomes part of their appeal. One such neighborhood came together recently to ensure their identity would remain. The Los Arboles tract of 83 homes were built by developer Joseph Eichler in the 1960s, and they are cohesive in their design, making the neighborhood stand out. Two key features are that they are all one story only and have floor to ceiling windows as a distinctive architectural feature.

The homes were designed to maximize the view of the surrounding area without taking away the views from anyone else. That they are all single story homes also provides a lot of privacy for each lot. Since the time these homes were built, four have been torn down and had new two story homes built on them. With increased development and continued urban spread, there was a concern within the neighborhood that these homes could become the future of Los Arboles. Neighbors met and discussed their options to try and preserve the look and feel of the neighborhood, as well as their views and privacy. An application was submitted to the Palo Alto City Council to request a zoning overlay which would prevent future homes in the neighborhood being built with two or more stories. The City Council agreed.

The significant factor, which swayed the council was the overwhelming support of the residents, a large majority of 80% were in support of the overlay. When you have this many people seeking to retain key elements of a neighborhood, it makes sense to support them as well. Good news for the 4 homes already built with two stories, they can remain, but no more can be built. This affects Ames Avenue, Cork Oak Way, Holly Oak Drive and Middlefield Road. The zoning overlay doesn’t mean new homes can’t be built. IT simply retains the original aesthetics of the Los Arboles neighborhood.

Some may be concerned this could harm the value of these homes. But considering they have been around for more than half of century and the overall design of the neighborhood homes evoke the styles of the 1960s so well, I see the potential for these homes to retain value if not gain it. These homes offer a specific type a lifestyle that many people enjoy. The privacy afforded with one story homes, and the incredible views as well as amazing natural light which comes from the featured windows are each great selling points on their own.
