Don’t Shoot The Messenger

Palm Springs house pricesI’ve seldom been on a Listing Appointment, where the seller is thrilled to hear the truth about where their home should be priced. There’s a reason for that, and that’s because sellers have an EMOTIONAL INVESTMENT in their homes and it pains them to hear the FACTS about today’s market!

What many sellers don’t realize is that neither Sellers or Realtors set prices. The MARKETPLACE determines the price of homes, and that is true for just about any commodity that’s for sale. And who determines the market are the BUYERS! Perhaps the most challenging aspect of selling a home is listing it at the correct price. It’s one of several areas where the assistance of a skilled real estate agent can more than pay for itself.

Too high can be as bad as too low. If the listing price is too high, you’ll miss out on a percentage of buyers looking in the price range where your home should be. This is the flaw in thinking that you’ll always have the opportunity to accept a lower offer. Chances are the offers won’t even come in, because the buyers who would be most interested in your home have been scared off by the price and aren’t even taking the time to look. By the time the price is corrected, you’ve already lost exposure to a large group of potential buyers.

The listing price becomes even trickier to set when prices are quickly rising or falling. It’s critical to be aware of where and how fast the market is moving – both when setting the price and when negotiating an offer. Again, an experienced, well-trained agent is always in touch with market trends – often even to a greater extent than appraisers, who typically focus on what a property is worth if sold as-is, right now.

Agent education and their experience is critical. When working with a real estate agent, it’s critical that you have full confidence in that agent’s experience and education. A skilled, knowledgeable agent should be able to explain to you exactly why your home needs to be priced at a certain level – compared to recent listings and sales of homes similar to yours.

Experienced agents also know exactly what the current pool of buyers are looking for in relation to particular styles and price ranges of properties. A skilled agent can recommend changes that will enhance the salability of your home, thus increasing the price – and/or decreasing the length of time before a sale.

Little touches can generate big returns Some of these changes may be cosmetic, involving literally no expense on your part. It might be as simple as moving out some of your furniture and adjusting window coverings to best display desirable qualities of the home. Other changes might demand an investment, but the cost will likely more than pay for itself in the final sales price or timeliness of the sale.housing market conditions

It’s critical to keep all these aspects of pricing in mind, regardless of whom you choose to list your home. But whatever you do, “don’t shoot the messenger” who is willing to give you a fair assessment of where prices are today.

You do not hire a Realtor because you like them or they are willing to give you an inflated price…just to get your listing. Be careful. There are agents who will take an over-priced listing so they can get buyers to call from their signs, or through an Open House. Homes will NOT sell at an inflated price just because you believe it’s the best home in the neighborhood, and a buyer will be willing to pay more for the home that its worth or an appraiser will be willing to ignore the facts and falsify the facts when obtaining an appraisal for the lender.

If you want to sell your home at today’s marketplace, look carefully at the Comparable Sales, and make your decision based on FACTS, not FANTASY!

Old Fashioned Service Using New Fashioned Technology

I moved to beautiful Palm Springs, California to the desert, known as the Coachella Valley, from Milwaukee, WI in 1992. I wanted to be surrounded by sunshine, wonderful year-round weather and expansive mountain views. And that's exactly what I got! Now I specialize in helping others relocate and find their own special Home in Palm Springs, a true Paradise.

Most folks think of this area as Palm Springs, however, the Valley actually consists of (9) cities, each with their own personality: Palm Springs, Palm Desert, Cathedral City, Rancho Mirage, Indian Wells, La Quinta, Indio, Desert Hot Springs and Coachella.

I've been in Real Estate Sales, Marketing, Public Relations and Administrative work my entire career, which began in 1965. Being a Realtor is more than a business for me, it's a true passion and my client's interests are my main concern. I'm detail oriented, organized and I have a vast knowledge of the desert and the properties within the Valley. Unlike many Realtors who only specialize in one or two areas in Coachella Valley, I've SOLD Real Estate Properties in all of the communities of Coachella Valley.

I am more than just a Realtor. I have also been named one of less than 50,000 Realtors nationwide who is a Certified Residential Specialist (CRS) and  one of less than 15,000 Realtors nationwide who is a Senior Real Estate Specialist (SRES).  I am also a Real Estate Broker and e-Pro Certified, which means that I have an excellent understanding of technology as it applies to real estate on the Internet.

Due to my extraordinary production with RE/MAX over the years, I have achieved many top honors. I am a member of the Prestigious 100% Club, the Platinum Club and a Hall of Fame Member. Only 10% of the Realtors with RE/MAX in the California/Hawaii Region have earned this Platinum Club recognition.

Many of my clients are now friends, and they have referred both their family and friends to me. They know I'll take very good care of them from the beginning of our relationship, to after it's closed, and beyond that! I don't go away. I'm always available and eager to help in any way I can - before, during and after the sale! And to all those who continue to Refer Clients to me, a great deal of my work is from folks just like you, and it's greatly appreciated.
